Requested early, not in January.
Four services for landlords and property companies, on fixed fees.
The commonest errors we see are capital items claimed as repairs and the finance cost restriction applied wrongly. Mortgage interest is no longer a deduction for individuals — it is a basic rate reduction — and getting that wrong either overpays tax or invites an enquiry.
Requested early, not in January.
Repairs against capital, correctly.
Restriction applied properly.
You check it before we file.
Records and loan positions gathered.
Prepared and explained to you.
Filed with HMRC.
Every deadline diarised.
Accounts filed at Companies House, the corporation tax return to HMRC, and the directors' own positions handled together rather than by three different people. We also keep the filing calendar, because a property company struck off for a missed confirmation statement is a genuine problem for its mortgage.
A residential disposal must be reported and paid within sixty days of completion, separately from the annual return. Tell us when a sale is agreed rather than when it completes, so the computation is ready and reliefs like private residence relief are claimed properly instead of retrospectively.
At exchange, not after completion.
Purchase, improvements and costs.
Claimed where they genuinely apply.
With the tax paid on time.
Portfolio, income and plans.
SDLT, CGT and refinancing.
Over a realistic period.
Including doing nothing.
Incorporating a portfolio is widely promoted and frequently wrong: the stamp duty on transfer, the capital gains on disposal to the company and the mortgage terms often outweigh the tax saved. We run the numbers for your actual position, and in many cases the honest answer is to leave it alone.
A free first meeting, and the 60-day deadline checked before it bites.
